摘 要: 房价指数是"国民经济的晴雨表",可以及时、准确地体现房地产市场价格的变化趋势,是国际上常用的研究房产价格变化的重要指标。本文以美国的标准普尔卡斯-席勒(S&P/Case-Shiller)房价指数和法国的Notaries-Insee房价指数为例,分别从数据来源、数据处理、指数计算和指数发布四个方面深入介绍两国的指数编制情况,并对中法美三国的房价指数编制方法进行了比较,通过借鉴两国的先进经验,提出现阶段改进中国住房价格指数编制方法的建议。 The house price index is a relative number that can reflect housing prices and real estate in a timely and correct manner. The trend of market price changes is an important indicator commonly used in the world to study changes in real estate prices. This article uses the American S & P/Case-Shiller house price index and the French Notaries-Insee house price index as examples,introduce the index compilation situation of the two countries from four aspects including compilation subject, data source and compilation method. This paper compares the methods of compiling house price index in China, France and the United States, and give some Suggestions on how to compile China’s housing price index.
