摘　　要： 通过理论联系实际,定性与定量相结合的方法,科学地选取不同类型房地产评估价格的特征因素,并进行了量化,且减少了房地产估价中主观因素,使房地产评估结果更客观和可信。 Through the method about the combination of theory and practice, the qualitative and quantizative, it selects scientific for the characteristic factors of different types on real estate prices. The quantization reduces the subjective elements on real estate and makes the results on real estate evaluation more objective and trustful.
